-> EMD Post-Inspection
-> Inspection 8-10 Days
-> Cash Flow's

Cash Fix and Flip Properties:

-> SFH ~<70% of listing down payment after repairs
-> MFH ~<80% of listing down payment after repairs

Mortgage Takeover (Subject-To or Trust Acquisition):
-> Down Payment 0-15% of listing

-> No or Low Rehab, unless cash flows and low entry fee   
-> Rent’s at, around or above mortgage payment’s

Owner Financing:

->Up to 10% over list price Total Offer

-> 30-70% normal rent going to seller
